What if I already own my own land?
If you currently own land, Sandlin Homes offers a complimentary home site evaluation for our customers.
Can you help me if I don’t have land?
Of course! The majority of our customers do not have land when they first meet with us. We are one step ahead to help you through this process. Sandlin Homes works closely with Realtors in the Dallas-Fort Worth Metroplex to find an ideal home site for your new home!
What determines the cost of developing my land?
The cost of developing your land will vary depending on the makeup of your land. Some features that can increase your cost include utilities, soil, your driveway, slope of your lot, and more. We offer free site evaluations to test and determine the makeup of your soil to figure out the cost of developing your lot to be ready for building.
What determines the cost of my home?
Many factors can determine the final cost of your new home. Floor plan choice, foundation requirements, upgrades, plan modifications and more. Our Build On Your Lot team is happy to sit down with you to discuss your ideas and budget for your new home.
Can I make changes to the Sandlin Homes’ plans?
Absolutely! Want to add a window or add more square footage? How about a bonus room or study loft? No problem. We are excited to create the home of your dreams. We'll make our plans fit your lifestyle.
What If I have my own plans?
Our team will evaluate your plan and provide a cost to build.
What is the timeline to build our new home?
A few factors can determine the timeline for your new home's completion date such as permitting, inspections and weather. Currently, it will take approximately 8 to 10 months to build your home from the start of foundation to completion. You will enjoy working one-on-one with your Build On Your Lot specialist and Builder. We keep you involved in the construction process every step of the way!
What kind of financing do you require to begin the building process?
If you choose to finance the build of your new home, you will need to secure a "construction loan." Our preferred lenders are experts in this field and will be glad to set an appointment with you to discuss the construction loan process. Building a new home on your property operates differently than purchasing an existing home or a new home in one of our communities. Typically, Conventional, VA, FHA and RD loan financing support existing home purchases and will not qualify as a construction loan.
Can you build outside the coverage area listed on your website?
Please give us a call if you do not see your city listed on our website. We are happy to research your property location to verify it is within our building area. An "out-of-area" fee may be applied if you are outside our coverage area.
Will my home be covered under your warranty program?
Yes, your home will be covered under our 1-2-10 warranty program like all our other homes. You will have a 1-year workmanship and materials warranty, 2-year systems warranty, and a 10-year structural warranty. You can find more information under the warranty tab.
