Area Sales Manager

The Area Sales Manager is responsible for managing Sandlin Homes sales performance, goal setting and the assembling / managing of an outstanding sales team. This team member will be driven, results oriented, team player, decisive and a high-level communicator. Responsibilities include staffing, training, motivating the Community Sales Managers, assisting in marketing plans and working closely with the Sandlin Homes leadership team to ensure that goals are met. The Area Sales Manager will also promote Sandlin Homes core values, mission and will ensure overall customer satisfaction.

• Actively recruiting potential future Community Sales Manager hires by visiting competitors' sales offices on a periodic basis, formally tracking high-potential candidates when openings arise
• Interviews and hires Community Sales Managers and approves all sales assistants to produce an outstanding sales team 
• Ensures job expectations and sales performance goals are clearly understood by each individual team member 
• Co-preps and co-leads sales meetings and formalized trainings 
• Owns the CRM (Lasso) sorceresses and ensures engagement of sales team with use of program 
• Evaluates each Community Sales Manager as they prepare/maintain sales office environment and model homes, interact with prospective buyers, describe the unique customer value proposition, enter/track info in CRM (Lasso) program to identify areas of strength and weakness
• Coaches Community Sales Managers via instruction, role-playing, and interactive discussion, both formally and informally using Sandlin Homes established performance appraisal processes (EOS)
• Recognizes top performers and leverages strengths in strategic fashion to promote positivity and encourage behaviors 
• Proactively monitors and engages poor performers to develop weaker areas and, if necessary, moves people out when performance does not improve 
• Visits competitor communities to gather market data and intelligence (i.e. pricing, product specifications, release and sales information, incentives, lot premiums, options, etc.) and provides summary reports to the Sandlin Homes leadership team 
• Obtains and summarizes input from Community Sales Managers regarding customer preferences (product, location, community, builder), traffic patterns and quality of traffic, and any other information requested or that may be helpful to the Sandlin Homes leadership team 
• Works collaboratively with individual Community Sales Managers and Sandlin Homes leadership team to determine sales forecast and closing schedules  
• Work with Community Sales Managers and Marketing Department to create and carry out a strategic marketing plan for each community 
• Work collaboratively with Community Sales Managers to develop and maintain positive relationships with the Dallas-Fort Worth Real Estate community 
• Ensure Sandlin Homes community presentation standards are maintained every day (All Models, Showcase Homes & Communities) 
• Work directly with Area Construction Manager to resolve community and customer issues

• Knowledge and experience of new home sales process, lending and sales training 
• Exceptional interpersonal, verbal and written communication skills 
• Demonstrated ability to coach both high and low performers in a structured and motivational environment 
• Proficient in Microsoft applications, including Word, Excel and Outlook 
• Bachelor's degree preferred 
• 2 to 3 years' experience working in the home building industry in a similar role

Community Sales Manager

• Sell and Market a new 55+ community from the ground up, meeting or exceeding monthly goals
• Engage visitors, establish relationships and manage activities using Lasso, our CRM system
• Through self generated and referred leads, sell, process and close homes
• Develop an in-depth knowledge of the competitive marketplace, including product, site, local community, sales, advertising and demographics - providing Sales Director with a quarterly Market Analysis 
• Accompany visitors through the Sales Center, models, amenities and inventory of homes, learning customers' needs and relating how our homes can satisfy their needs

• 2 years proven experience in Hew Home Sales and/or commission real estate sales
• Outstanding Customer Service skills
• Outgoing, positive attitude
• Willing to work weekends
• Ability to multi-task and prioritize
• Excellent verbal and written communication skills
• Intermediate to advanced PC skills (Microsoft Excel, Word, Outlook)
• No real estate license required

• Greet guest and provide them with superb customer service 
• Ensure the front desk is neat, presentable, and equipped with all the necessary supplies such as pens, forms, papers
• Answer all client questions and incoming calls; Redirect phone calls to their appropriate departments and take down messages
• Maintain records and files 
• Accept all letters and packages and distribute them to their appropriate departments

• High school diploma or relevant experience
• Minimum of 2 years' proven experience in a similar role
• Good understanding of office administration and bookkeeping practices 
• Superb written and verbal communication skills 
• Excellent organizational and multi-tasking abilities 
• Strong knowledge of MS Office programs
