Our founder, J.B. Sandlin, bought a vacant lot in 1957 and built his first home there. A friend asked J.B. to do the same thing for him on another lot. And the rest, as they say, was history. Our “Build on Your Lot” department is a great example of how we shine as a truly custom builder. From cozy cottages and traditional brick and stone houses, to Country French manors and sprawling Mediterranean estates: We’ve built a wide variety of house styles on small lots, expansive acreage, densely treed land, and lakeside vistas.

Or would you rather work with our skilled plan design staff and interior designers to create a truly original plan, designed just for you? The sky is the limit, and Sandlin has the flexibility to work side-by-side with you to build a home that’s a perfect fit.

The "Build On Your Lot" Process

Consult with Sandlin by e-mail or phone and we can discuss your needs and arrange a time for a consultation. If you do not already own a lot, we will be glad to assist you in finding one. See below for contact information and some common questions about your lot that we will need answers to before providing a final price for your home.

Choose Your Plan from a plan you have, one of our plans, or one we design together. We will give you an initial cost estimate based on the chosen floorplan, elevation and Standard Amenities. We can price any additional plan features or amenities that you desire. Be aware that restrictions coming from your lot, as well as the city/county/community association, can result in construction requirements which add to the overall cost. Meet with your lender or ours to explore financing options for building on your lot. At our Design Center you can choose from hundreds of options in flooring, light fixtures, plumbing fixtures, door styles, brick, stone, cabinets and paint. Prices start from the $200's and 2000 s.f.

Contracts with Sandlin will initially be preliminary, followed by a meeting at our Design Center, an inspection of your lot, and a final review of your floor plan and plot plan. After we sign a Final Contract with you, we’re then ready to get the administrative ball rolling and prepare to build your home!

Construction time will vary based on each plan. A building supervisor will be in touch with you from start to finish. Our relationship with you certainly doesn’t end when you move into your new home: We provide a top-notch customer service program and home warranty through Bonded Builders Warranty Group. Our solid reputation is in large part due to many years of continued customer satisfaction.

Some Important Questions about Your Lot

  • Do you have a soils report for your lot?
  • Is your land located within a city limit or in a county?
  • Are water & sewer lines readily available, and are they public or private?
  • Are electricity & gas lines readily available?
  • Is your property located in a flood zone, and does it have any easements?
  • Does your lot require any fill dirt or clearing?
  • Are there any city or community deed restrictions that will affect your choices?
